The new offices occupy a previously developed site. A mx of fills and old foundations led to the development of a piled solution. The site slopes from Union Street to Phoenix Street at the rear. A new tram network was being built during the construction phase. Foundation details were submitted by 5Plus Architects and approved by the relevant authorities.
The building has a ground floor accessed from Union Street with a step down to the lower ground floor car park at the rear. A braced steel frame was utilised to support permanent steel deck concrete floors. At first floor a balcony has been included with full building height piers along this elevation which give the building a strong visual presence. The perimeter elevations consist of a mix of cladding and brickwork with a structural inner frame.
Surface water was attenuated on site to reflect the agreement reached with United Utilities and taken with the foul water into the adopted drains in Phoenix Street.
